Position Overview

Ultimate Staffing Services is actively seeking a dedicated Leasing Specialist for a contract role in San Jose, CA. This position supports an affordable housing property and is integral to marketing and leasing apartment homes, ensuring compliance with housing guidelines, and providing excellent resident relations. The role requires prior apartment leasing experience and strong organizational skills to effectively communicate with a diverse resident population.

Responsibilities

• Market and lease apartment homes in compliance with affordable housing regulations.
• Provide excellent resident relations and customer service.
• Conduct property tours and show model units.
• Log all leasing traffic and complete timely follow-up.
• Process rental applications and prepare lease documentation.
• Collect deposits and conduct unit inspections.
• Conduct market surveys of comparable properties.
• Participate in property inspections, move-ins, and move-outs.
• Assist residents through the move-out process.
• Participate in compliance and re-certification processes.

Qualifications

• 1+ year of related apartment leasing experience (affordable housing experience required).
• COS experience required; COS certification preferred.
• Tax Credit and/or Project-Based Section 8 experience preferred.
• Intermediate proficiency with Microsoft Office.
• Bilingual in English and Spanish (required).
• Strong attention to detail and ability to manage multiple priorities.

Compliance Requirements

• Successful completion of a criminal background check and fingerprinting.
• Drug testing required as a condition of assignment.
• If onsite housing is required, all household members age 18+ must also pass background and tenant screening.

Required Work Hours

Monday to Friday, full-time position.

Benefits

Competitive hourly pay ranging from $21 to $26.
